Is Your Fire Extinguisher Still Valid? A 90-Second Check Every Homeowner and Landlord Should Know

A fire extinguisher is one of those things you buy once, hang on the wall, and hope you never touch again. That's exactly the problem — because when you do reach for it, you need to be certain it will work.

Extinguishers lose pressure. Seals perish. Cylinders corrode. Servicing lapses. Here's the 90-second check every Irish homeowner and landlord should do this weekend.

1: Check the pressure gauge

Almost every modern extinguisher has a small round gauge near the handle with three zones: red on the left (undercharged), green in the middle (good), red on the right (overcharged). The needle should sit firmly in the green. If the needle is in red at either end — the extinguisher will not work reliably. Replace it. Do not attempt to recharge a
home extinguisher yourself.

2: Check the service label
Commercial extinguishers should be serviced annually by a qualified engineer. The label on the cylinder should show the last service date and the next due date. For most home extinguishers, the manufacturer's expiry date (typically 5 years from purchase) is the practical service life. After that, replace rather than service — the cost of replacement is often lower than a professional service.

3: Check the tamper seal

A small plastic pin runs through the handle to prevent accidental discharge. If it's missing, cut, or the pin itself is bent — the extinguisher may have already been partially discharged, even if the gauge still looks green.

4: Check for physical damage

Look for:

• Rust or corrosion on the cylinder — especially around the base

• Dents that could weaken the pressure vessel

• Damaged or missing hose

• Cracked handle or discharge lever

• Faded or peeling label (a fire situation is not the time to squint at instructions)

Any of the above = replace, not repair.

5: Check the location

Even a perfect extinguisher fails if it's inaccessible.

Confirm:

• It's mounted on the wall (not on the floor collecting dust)

• The bracket is secure

• Nothing is stored in front of it

• It's between chest and eye level for the intended user

• It's on the escape route, not deeper into danger

When to just replace it

Replace, don't service, if:

• It's older than 5 years for a home extinguisher, 10 years for a commercial one (typical maximum life)

• The gauge is out of the green

• The tamper seal is broken

• There's visible rust, corrosion or damage

• The label is illegible

• You inherited it with the property and can't confirm its history

Replacement is genuinely inexpensive. A new 6L Water Fire Extinguisher CTX (EN3) is €71.95, delivered anywhere in Ireland. Peace of mind for the price of a takeaway.

Landlord bonus — record every check

If you're a landlord, every one of these checks should be logged in your fire safety document holder. See our Landlord Compliance page for a downloadable log template. An inspector who sees a well-kept log at your property is an inspector who moves on quickly.
